I believe in working WITH Good, Honest, Caring, Trustworthy, Realtors, Not against them. As a former Realtor, I understand that side of the coin. I understand how frustrating it is! You finally find a client, that perfect home, after months and months of searching! Only to have that Inspector come in, pick it apart, and scare the client off the house! Only to realize, all the red marks on the report are small, cheap, totally fixable issues. And if that inspector simply took the time to help the client understand these issues, They would have been fine with the reality of the inspection.
The way I remedy this is Simple! I make myself available, before, during, and after the inspection. I make it a POINT, to go over my findings in the inspection report, to ensure the client completely understands the findings!
I do not sagar coat my findings. If somethings wrong, It's wrong! If it's dangerous, my conscience won't allow me to ignore it! But, we all know, inspection reports are full of small, big things as I call them. In other words, they are small, easy to fix, most of the time cheap to fix BUT, could be serious and/or dangerous if not fixed!
When you write these up, in BIG RED MARKS! on a report! Thats all the client sees! When in reality, it's no more then replacing an electrical socket with a GFCI socket, or putting a cover plate on an open junction box!
Clients pay me for my time, knowledge, and unbiased, view of one of thee biggest expenditures they will probably ever make. This is the place where some will live their entire lives, raise their children, make memories and pass down to other generations.
I see this as an astronomical, responsibility! One that CAN NOT be taken lightly! One that can change lives. I take this responsibility very seriously. But, not stupidly.
Letting a young family walk away from a great home, because I don't feel like taking the time to help them understand a report is unacceptable to me.
Letting a family who trusts me enough, to except my professional opinion, on one of, the biggest investments of their lives, walk into a house that I know good and well is a dangerous money pit is down right despicable and unforgivable.
With all that said, I also understand the referral process. Due to legalities, (In this sue happy world) nothing is easy as a Real Estate Agent. If you refer this company, this could happen. Be careful referring that company Blah Blah Blah........Well, I don't believe in all that non-since. I do whats best for my clients and, keep a good, working relationship with my referral partners.
Never inappropriate, Never Dishonest, but, if I believe in you, and I get the chance, I WILL refer people to you, And my goal is to be as honest and trustworthy as the people I look for. So you have NO qualms or concerns when it come to referring your treasured clients to me.

And anyone refering clients to me can rest assured they're in THEE best hands possible! thats a promise. Truthfully, I just plain know, no other way. Just the thought of being dishonest to someone makes my stomach hurt.
