Gustafson’s Home Inspections LLC Veteran- and Retired Firefighter Owned Home and Commercial Inspection Services.
I’m proud to introduce Gustafson’s Home Inspections LLC, an independently owned and operated business serving both residential and commercial clients.
As a veteran and retired firefighter, I’m honored to attach my family name to this company and am fully committed to providing detailed, top-notch inspections.
My goal is to equip you with clear, in-depth information so you can make confident, informed decisions about your property investment. I recognize the significance of this choice for you, your loved ones, and anyone else impacted by it.
As a certified inspector and active member of the International Association of Certified Home Inspectors (InterNACHI), I stay current on the latest industry standards through ongoing education.
I strictly follow InterNACHI and Tennessee Standards of Practice, and where these standards are insufficient, I go above and beyond. Whenever it’s safe and accessible, I personally examine critical areas like roofs and crawl spaces, and attics understanding their importance to a property’s structural health.
Choosing Gustafson’s Home Inspections means entrusting me with a pivotal decision in your life. I take this trust to heart and am dedicated to earning it through outstanding service. I treat every inspection with the same meticulous care I would for my own family, delivering an honest, unbiased, and straightforward evaluation of the property.
What to Expect from the Inspection Process:
A home or commercial inspection is a non-invasive evaluation of a property’s condition at the time of the assessment. While I strive to provide the most thorough and accurate findings possible, no inspection can identify every potential issue or defect. Only a highly detailed, invasive examination by specialists across various trades could achieve that level of detail, costing thousands and taking long hours to assemble a team. This falls outside the scope of a standard inspection.
Client Expectations and Guidelines :
*Clients may attend the inspection to address any concerns in real-time. However, you must remember this is NOT your home or business yet, so, please act accordingly.
*A lot of the homes being inspected are still occupied, and the residents still have a right to their privacy.
*I advise all clients to coordinate the time with the inspector and show up no earlier then an hour before the end of the inspection. I will call or text you when at that point. it's impractical being there earlier, as I'm on roofs, in crawl spaces, and in attics.
*Please only be accompanied by the people pertinent to the inspection and transaction. The home inspection is an important part of the home buying process. There will be plenty of time to show off the property, and let the kids pick out their rooms after the closing.
*It is advised to work with your agent to ensure the seller, has enough notice of the inspection, So they can make plans to not be present. The home owner being present during the inspection can make for aggravating, uncomfortable, situations, that can interfere with the inspection quality.
*If you’re unable to be there, rest assured, my comprehensive report will capture all observations to the best of my ability.
*I welcome open dialogue before, during and after, to ensure all your questions are answered.
THE UNPLEASENT PART:
I'm an upfront, No BS, Strait forward, Blatently Honest, (Almost to a fault) Type of guy! Let it be KNOWN! When you sign an agreement with ME! YOU ARE MY CLIENT! I owe a duty to you! NOT the Agents, Not the insurance Company, not the mortgage company, Not the buyer or seller (depending on who I working for) and not the bank!.......You!
I DO NOT:
*Cater to anyone.
*Conveniently forget to include defects to make a house look better.
*Lie in inspection reports.
*Participate in or with dishonest activities.
*Talk about People, Clients, Agents, or other inspectors behind their back. (If I say something, I'll also say it strait to their face.)
*Work FOR your agent. I work with them. And only if you explicitly ask me to.
You can be sure, when you go with Gustafson's, You CANNOT be in better hands. This, I promise.
At Gustafson’s Home Inspections, your satisfaction is my top priority. However, given the non-invasive nature of inspection, assessments, I cannot, and WILL NOT guarantee that every issue will be detected. My services are offered with the understanding that I am NOT responsible for claims or refunds, and WILL NOT entertain any legal actions related to undetected concerns, or defects before, during or after. This inspection is for YOUR peace of mind. If my approach or policies don’t meet your expectations, I encourage you to consider alternative inspection providers.
Thank you for considering Gustafson’s Home Inspections LLC. I’m eager to serve you with integrity and professionalism.
Sincerely
Richard Gustafson Owner/Operator
